What we do: On each scheduled visit we perform our Full 25+ Point Checkup service and report any findings back to you directly.
We will also take photos of everything we find that is out of the ordinary or may need further attention and deliver those photos to you digitally immediately upon conclusion of our scheduled inspection, along with a text or PDF copy of our Home Watch Checklist Report with our notes on the condition of the home.
Our 25+ Point Checklist Report:
During each of our Full 25+ Point Scheduled Checkups, our service professionals will:
- Walk around the exterior of your home to:
- Inspect windows & doors for clear signs of attempted access, and for leaks and/or cracks;
- Check the landscaping & lawn to ensure the level of care provided by lawn service company or HOA;
- Inspect the A/C heat exchanger, pool pump (if applicable), water softener unit (if applicable), etc., for signs of damage or vandalism;
- Visually inspect the roof & gutters from ground level for obvious signs of damage or obstructions;
- Check the lanai access door(s) & screens for damage or attempted access;
- Check for animal-related damage to home, lanai or yard;
- Gather mail, leaflets, and packages from your doorway to ensure a lived-in look; and
- Enter the interior of the home to inspect and record:
- Check and record the thermostat temperature settings and thermostat temperature readings;
- Visually check all windows/doors for leaks, attempted access, cracks or damage;
- Run water in the kitchen sink checking for leaks under sink
(Benefit: This keeps the drain trap full to prevent odors, insects, etc., and moistens/lubricates the seals); - Run the garbage disposal briefly (if applicable)
(Benefit: This helps clear any rust and lubricates the seals to help prevent the mechanism from seizing up due to sitting over long periods of time); - Check the refrigerator(s) & freezer(s) temperature settings (if available) and ensure they are operating within tolerances to those settings;
- Run a short cycle on the dishwasher once per month
(Benefit: This lubricates the seals, also keeps drain full to prevent odors, insects, etc.); - Check & reset any clocks on appliances (note: these may indicate power failures);
- Inspect garage interior for signs of leaks, cracks, attempted access, insects, pest, etc.;
- Inspect the electrical panel for any tripped circuit breakers and hot breakers
(Benefit: Circuit breakers that are warm to the touch or that trip frequently may indicate a weak or defective breaker which could lead to a failure or even an electrical fire in the future); - Check the water heater for leaks, corrosion, etc.;
- Run water in master bathroom sink(s) - Inspect under sink for leaks (Benefit: This keeps the drain trap trap full to prevent odors, insects, etc., and moistens/lubricates the seals);
- Run water in master bath tub/shower - Inspect for leaks;
(Benefit: This keeps the drain trap full to prevent odors, insects, etc., and moistens/lubricates the seals); - Flush the master bath toilet, inspecting for leaks and proper function;
- Run water in guest bath sink(s) - Inspect under sink for leaks
(Benefit: This keeps the drain trap full to prevent odors, insects, etc., and moistens/lubricates the seals); - Run water in guest bath tub/shower - Inspect for leaks
(Benefit: This keeps the drain trap full to prevent odors, insects, etc., and moistens/lubricates the seals); - Flush the guest bath toilet inspecting for leaks and proper function;
- Inspect ceilings, air vents, coves, light fixtures, etc., checking for leaks or damage;
- Look for signs of insects and other pests, etc. throughout the home;
- Check laundry room clothes washer water connections for leaks or corrosion; and
- Check dryer vent connections for signs of pests or insects.
